Conduit Loan (CMBS)

Conduit mortgages are typically used for investment office, retail, industrial, self-storage, flagged hotel, or commercial mixed use properties. Minimum loan amount is $5 million , maximum leverage is 75% and mortgages are always non-recourse with the exception of standard carve-outs. These mortgages are securitized and sold to investors, so they are highly structured with little room for change.

Commercial Loan

Commercial loans can take two different forms – owner-occupied mortgages and investment mortgages. When the collateral is owner-occupied, the property’s sponsor(s) use over 50% of the building’s useable square footage for their personal businesses. Any other use makes the collateral investment property. Commercial properties must be zoned appropriately and should not contain any residential zoning or dwellings on the property.
